Chances are at some point in your life you will sell a home. The good news is that if you have lived in a home for any length of time you probably know it’s best and worst features. Play to the good features and give as much detail about those things as possible.
If there is some work to be done it may or may not increase the home value to do a few things before listing. The scenario will be different if the house is vacant versus if you are still living in the home.
Here are a few tips to spend the least and get the most out of a few simple upgrades.
- Windows professionally cleaned
- Carpets cleaned
- Replace or fix blinds
- Plant fresh flowers for a pop of color
The following are a few tips for how to stage the house if you are still residing there.
- No dirty dishes
- No sign of pets
- No clothes on bed or floor
- Make the home smell good
- Do NOT be home during a walk through
These are just a few ideas to help you get started. To save money, you may want to do as much of this prep yourself as possible. However, we highly recommend having windows and carpets cleaned professionally. The Idaho Falls window washers are a very affordable option that will not break the bank and will simultaneously greatly improve the curb appeal of your home along with those fresh flowers.
Car
It can be difficult to get top dollar selling your vehicle especially if you are doing trade in with a dealership. However, there are a few things that will help.
- Have your car detailed including seats and carpets shampooed
- Replace the windshield
- Take it to a shop for inspection and have a mechanic write up a “clean bill of health,” if you will, for your vehicle.
Tires are a tricky subject because many people looking at a vehicle want a good tread still on the tire or you will end up getting a low ball offer because in their mind they are factoring in the cost of replacing tires. It is not cheap to replace a set of tires but if you can find a decent price then new tires will be a huge bargaining chip in setting your price on the higher end.
Scent is powerful and just as listed above in regards to your home, you want to make sure your car has that new car smell or at least something that smells better than old fast food wrappers.
Furniture
As with everything mentioned so far, this will depend greatly on how well you have taken care of it until now. But a really good upholstery cleaning can go a long way in making furniture look like new.
The staging of these pictures is also important. Make sure your house is clean and orderly and that you don’t post a picture of a couch with a nightstand full of crap next to it. Buyers look for clues about how well taken care of your stuff is by what other things they see in the picture.
Even if you are not selling accessories such as pillows and blankets with your couch, it is a good idea to include a picture or two with the couch staged to look cute so people can see the potential.
If you are selling something like a recliner or a table that has added functions like reclining and extra leaves then take a picture in the different positions to display all it has to offer in order to justify a higher asking price.
